Here is the list of docs we will need to process the Short Sale: 

  • Authorization to Release Information (we supply)
  • Handwritten Hardship letter
  • Financial Statement (form we supply)
  • 2 months bank statements
  • W-2 and Federal tax returns for most current 2 years (do not include state returns)
  • Most current statement showing amount owed for each loan
  • Copies of demand letter(s)
  • Agreement for Professional Services (contact us for this document specific to your area)
  • Listing Agreement
  • Contract to purchase property signed by all parties
  • Bid for home repair(s) - if applicable - needed to bring to marketable condition.

 If seller is working:

  • Most current pay stubs for one month with YTD

 If hardship incurred was due to illness:

  • Copy of medical bill(s), preferable with diagnosis

 If hardship incurred was due to layoff:

  • Most recent statement from Unemployment as to benefit, if collecting

 If hardship incurred was due to death:

  • Copy of Death Certificate

 If hardship incurred was due to divorce:

  • Copy of the Divorce Decree
  • Copy of Alimony/Child Support Order
