·    Contact 5a Financial Services by email (for fastest response:  info@5afinancial.com ) or by phone for service information for each short sale transactions.

·    The Agreement for Professional Services will contain fee and the up-front, non-refundable fee to 5a Financial Services.  Payment can be made by clicking on the button below, you will be routed to PayPal's secure website for easy payment via check, credit card, or your existing PayPal account.

Service Fees: 3 options, (click on down arrow for all service fees)

1. Non-refundable Fee $100.00 2. Non-refundable Fee $200.00 Closing Fee $700.00

·     Take your listing agreement to Title – they will open the file, then you simply email or fax the listing agreement and closer contact information to us.  We will contact you with all the documents required for your short sale from your seller.  We encourage you to get the paperwork from the seller quickly, as we cannot send an offer to purchase to the bank(s) without a complete short sale package

·     5a Financial Services will keep you in the loop via email, sending you updates as to what is happening with the banks. * Please note that the typical short sale is between 8-12 weeks*.   We encourage the Listing Agent to advise both the homeowner and the Buyers Agent that this is can be a lengthy process and to set a realistic time line for the short sale process.

·    Once we have an “Acceptance Letter” from the bank(s), we will get this to your title closer and you. A final HUD will be drafted by your closer and sent to all parties, including 5a Financial Services.  If the seller accepts the Approval letter and wants to move forward with the short sale, a non-refundable fee on $100 will be collected from them at that time.

·     The balance of our fee will be included on the final HUD, paid by the bank, however, if they declined to pay it, it will be deducted from the Realtors commission and shown on the HUD as POC by Listing Broker.  Title will issue the check with a copy of the signed Final HUD to 5a Financial Services at funding. There is an option on how to handle the closing fee, please contact us for more information.
